1. Introduction
Welcome to Zosia Bureau. These Terms and Conditions govern your use of our services, platforms, and interactions as a client, buyer, seller, affiliate, or partner. By accessing or engaging with our services, you agree to be bound by the following terms in accordance with applicable laws in Ghana.
If you do not agree to any part of these terms, please discontinue use of our services immediately.
2. Company Overview
Zosia Bureau is a registered Ghanaian business operating from Accra, specializing in:
- Automotive Sales & Services
- Real Estate Brokerage & Management
- Affiliate Marketing Solutions
We serve both local and international clients. Our services are provided in compliance with Ghanaian business, tax, and consumer protection regulations.
3. Automotive Services
a) Vehicle Sales (New and Pre-Owned)
- All vehicles are sold as advertised, with details verified by our team.
- Pre-owned vehicles are sold on an “as-is” basis. Clients are advised to inspect or request diagnostics before purchase.
- Imported vehicles are subject to customs duties and port clearance fees governed by the Ghana Revenue Authority (GRA) and Ghana Ports and Harbours Authority (GPHA). These duties are the sole responsibility of the buyer unless otherwise agreed in writing.
b) Vehicle Registration & Licensing
- We assist with vehicle registration, renewal of roadworthy certificates, and title changes through the Driver and Vehicle Licensing Authority (DVLA).
- Any delays caused by DVLA or other third-party agencies are outside our control. We will notify you promptly and continue to engage on your behalf.
c) Accessories & Customization
- All accessories (e.g., GPS trackers, screens, tinting) are professionally installed. Warranty coverage may apply depending on the item.
4. Real Estate Services
a) Property Listings
- Zosia Bureau acts as a broker between landlords/sellers and buyers/tenants.
- All listings are verified to the best of our ability. However, Zosia Bureau does not guarantee title or legal ownership beyond what is provided by sellers or landlords.
- Clients are encouraged to conduct independent legal verification prior to property purchase or signing rental agreements.
b) Sales & Rental Agreements
- Our agency fee for rentals is 10% of annual rent (as per industry standard).
- Our sales commission ranges between 3% to 5% of the property value, depending on property type and negotiation.
- All agreements are subject to final approval by both parties and signed documentation.
c) Land Disputes & Title Issues
- Zosia Bureau is not liable for post-transaction disputes arising from land litigation, boundary issues, or title fraud. We strongly recommend legal consultation and Lands Commission search before any final payment.
5. Affiliate Marketing
a) Registration & Approval
- All affiliates must be 18 years or older and complete a verified registration process.
- Zosia Bureau reserves the right to approve or reject applicants based on credibility, reach, or relevance.
b) Commission Policy
- Commission structures are communicated in writing and may vary by product or service.
- Commissions are paid monthly, subject to:
- Successful and verified referrals or conversions.
- No refunds, fraud, or cancellation related to the referral.
- All commissions are paid via mobile money, bank transfer, or selected payout partners in Ghana.
c) Prohibited Activities
- Affiliates are not allowed to misrepresent Zosia Bureau’s services.
- Use of spam, fake advertising, or unauthorized branding may lead to immediate termination and forfeiture of earnings.
6. Payments, Refunds & Cancellations
a) General
- All payments are to be made through official Zosia Bureau channels only.
- Receipts and invoices are provided upon request.
b) Refund Policy
- Vehicle Purchases:
Refunds are not permitted after a sale is finalized and the vehicle is handed over. In the case of import orders, a partial refund (minus import duties and processing fees) may be offered only if the vehicle has not been shipped. - Real Estate Transactions:
Once a tenancy or property sale agreement is signed and payment made, refunds are not possible unless the landlord/seller defaults. In such cases, refunds will be made after a recovery process, minus agency fees. - Affiliate Payments:
Commissions are only paid on verified and non-refunded sales. If a client is refunded, no commission will be paid. - Cancelled Services:
If a client cancels a service (e.g., documentation processing), a service fee of up to 30% may be deducted before a refund is processed.
7. Data Protection & Privacy
Zosia Bureau respects your privacy. We comply with the Data Protection Act, 2012 (Act 843) of Ghana.
- Personal information collected is used only for service delivery, internal records, or legal compliance.
- We do not sell or share customer data with third parties unless legally required.
- You have the right to access or request deletion of your personal data by contacting us.
8. Intellectual Property
- All content, branding, images, and materials on www.zosiabureau.com are the property of Zosia Bureau.
- No content may be copied, reproduced, or distributed without prior written consent.
9. Limitation of Liability
- Zosia Bureau is not liable for indirect losses, missed opportunities, or any third-party errors including but not limited to government agency delays, property fraud by third parties, or client decisions made without our advice.
- Our maximum liability for any service shall not exceed the amount paid for that specific service.
10. Dispute Resolution
- Any dispute arising out of our services shall first be resolved through amicable negotiation.
- If unresolved, the matter shall be referred to mediation or arbitration in Ghana, under the supervision of the Alternative Dispute Resolution Act, 2010 (Act 798).
11. Governing Law
These Terms and Conditions are governed by the laws of the Republic of Ghana.
Any legal action must be filed within Ghanaian jurisdiction.
